Derwent Packaging takes latest offer at Denby Hall

Sladen Estates and Peveril Securities are delighted to announce the first letting of their latest two unit scheme at Denby Hall. Ripley based Derwent Packaging had been in discussions with Sladen Estates for a number of months before agreeing terms on a 14,500 sq ft pre-let. Construction started in October 2009 and completion took place last month following a short period of tenants fit out.

Derwent Packaging has been trading for over 15 years and their decision to move was tied in with a lease expiry from nearby premises on Heage Road where they had occupied premises for in excess of 10 years. Derwent Packaging is involved in the manufacture and supply of Point of Sale displays for a whole variety of predominantly retail clients across the UK. The premises incorporate a large boardroom / showroom area, offices for the design team, a mezzanine for some of the lightweight assembly and storage and on site printing within the main facility.

Neil Haywood, Managing Director commented ‘We are delighted with our new premises; the building at Denby Hall will enable us to fulfil our companies growth plans over the next few years. The design of the industrial space and offices and ancillary space was agreed off plan and in conjunction with the developer so it perfectly suits the way in which our business operates. The site is ideally located for our staff and also for its central location and easy access to the National motorway network. We had been looking for a number of years but the combination of the sites position and the ability to have an influence on the eventual layout of the premises is what convinced us to make the move.’

Mark Hawthorne from Sladen Estates said ‘This was a very satisfying deal to be involved with because we ended up constructing another high quality two unit scheme having identified Derwent Packaging as a suitable tenant. Both sides worked extremely well together and the building was developed both on budget and on time. We were able to meet Derwent’s brief by re-designing the original single unit layout which we had planned. We now have Unit 4B the semi detached neighbouring unit which extends to a little over 13,000 sq ft, which is immediately available to either let or buy. We have purposefully not fitted out the offices within Unit 4B so we can respond to individual’s specific requirements. The unit has been designed to accommodate two storey offices if required and it also has a mono pitched roof which gives maximum clear eaves height of 8.5 metres. We have had a number of interested parties considering the space and we hope to be able to report another transaction in the immediate future’

Nick Hosking Director at Innes England Derby was involved with the deal and commented ‘This deal was agreed during a very difficult time for the general Property Market but helps reinforce Denby hall as an established Commercial location. Derwent were attracted by the accessibility of the site and join DEB Limited and Technocargo who between them have taken 400,000 sq ft of space on the site over the last 12 months. Nick added that there remains a newly built unit of 13,500 sq ft immediately available which is expected to attract great interest given there are no other comparable sized new units available within the region.
