EAST MIDS property developer Sladen Estates Limited has completed a £30 million impressive warehouse development site in the north east which Clipper Logistics has taken occupation on a 16-year lease.
The development was a joint venture between British Airways Pension Trustees Ltd and Sladen Estates, the regional property development company with sites all over the UK. With its extensive experience of working in partnership to deliver large distribution and industrial developments, Sladen was ideally placed to lead the project.
The new 343,000 sq ft cross-dock warehouse at Wynyard Park near Stockton-on-Tees is one of the largest pre let deals in the north east for ten years.
Nick Sladen, chief executive of Sladen Estates based in South Normanton, said: “This was a hugely satisfying project in the way it came together both in terms of the property deal and the way it has provided a major new facility for Clipper. The new warehouse has provided 400 jobs locally.”
From the site, Leeds-based Clipper Logistics will distribute clothing for George at Asda. Clipper, the UK’s leading retail and high-value logistics provider, has made the significant investment to produce a state-of-the-art garment processing hub which handles three million items for Asda each week.
The building has three levels of mezzanine floor which creates more than 850,000 sq ft of operation space with the design allowing for further growth to 1.2 million sq ft, added Nick.
“The space is the equivalent to 13 football pitches which can then grow to almost 19 if required – which shows the sheer size and potential of the site,” he said.
This is the third time that Sladen has partnered with British Airways Pension Trustees Ltd which continues to be an important development partner for the business.

“Following abortive discussions with another developer on an alternative site we were running out of time and Nick and his team were able to offer us certainty of delivery and quality without the need for external funding which allowed the original project timescales to be met. The completed facility is our flagship project and we are looking forward to working with the team again in the near future.”
