People Company, a Derbyshire based independent pub operator has purchased a new headquarters building on phase two of the Village office development at Junction 28 of the M1.
The 4,111 sq ft two storey building has been developed by East Midlands based commercial property developer, Sladen Estates and is located adjacent to the A38 just a quarter of a mile from the motorway.
The Village scheme is a prestigious three phase development of two storey offices providing a total of 116,000 sq ft of accommodation set within private and secure landscaped grounds of eight acres. Construction work is now well advanced on the second phase and will complete during October 2008.
Commenting on the deal Kevin Sammons, Managing Director of The Pub People Company said “We have been looking for some time to relocate from our current head office premises in South Normanton. It needed to be close by so that our existing staff would be able commute to it. It was also important that it met our business needs both now and in the future. The Village is perfectly located for us to manage our expanding pub portfolio in the Greater Midlands and Yorkshire as it’s literally a stone’s throw from the M1 motorway so was the ideal choice. This is an exciting period in the company’s growth and development and the new HQ will help reflect what we have achieved so far and also position us well for the future.”
Development Manager at Sladen Estates, Ben Taylor, added “With two weeks still to go until we complete phase two we are very pleased to have an occupier for the second of the three detached offices. We now have just one single building of 5,180 sq ft available to market as Rowen Structures, who secured the first office have already moved in”.
Strong interest is also now being received in the smaller courtyard offices as it opens up the development to many smaller organisations that will enjoy the same Village benefits as the existing occupiers. With ten offices from 1,380 sq ft upwards the courtyard will bring real diversity to the scheme.
The Pub People Company is another prestigious occupier for The Village which is already home to Tarmac, Yell.com, Carlsbro, Longcross Building Services, Rowen Structures, Doosan Babcock and the Sladen Estates head office among others.
The scheme is being marketed by joint agents King Sturge in Nottingham and M3 in Sheffield. Matthew Smith, a director at King Sturge, concluded “The announcement of this sale illustrates the good levels of freehold as well as leasehold demand for high quality and strategically positioned office space along the M1 corridor. Occupiers are finding The Village an extremely attractive location. Phase three of the Village will create the final chance to move onto the park and currently there are design and build opportunities available of up to 30,000 sq ft”.
